Florida licenses 23,899 individual community association managers and 1,994 management firms. The licences do not expire evenly across the year; they cluster on 30 September, and the 2026 cohort is the larger of the two currently on the register.

Florida only, and that is a hard limit rather than a starting point. Only seven or eight states license community association managers at all, and Nevada publishes no bulk file. Every figure on this page is Florida, retrieved from the state's own weekly extract. Nothing here is a national number.

Why it clusters, and what it does not mean

Florida runs CAM licences on a two-year cycle ending 30 September, so every licence lands on one of two dates rather than on its own anniversary. The split between the two cohorts is a function of when each manager first licensed and renewed, not of anything about their standing.

This counts scheduled expiries, not lapses. Most of these licences will be renewed. The number is useful because it sizes a deadline, not because it predicts failure, and a page that blurred those two would be making a claim the register cannot support.

Counted from the Florida DBPR bulk licensure extract lic38cam.csv, refreshed weekly by the state and retrieved 2026-08-31. Individual managers are the rows typed CAM; firms are typed CAB.

One trap in this file, recorded because it would have produced a wrong number. The active/inactive column is populated on 100% of individual manager rows and on only 3.8% of firm rows. Counting active firms from that column returns 75 against a real 1,994. Firm counts here come from the licence type column instead.
