Methodology

How this record is built

Every figure Dwellory publishes is either read directly from the state licensure registers or derived from it. This page says which is which, because a number whose derivation is unstated is an assertion rather than a measurement.

1. Source

Two state registers, both bulk-published and both refreshed weekly. Florida: the DBPR community-association manager and firm extracts, plus the real estate licensee and corporation files. Virginia: the DPOR Common Interest Community regulant lists, covering associations, condominium registrations, management firms and certificate holders.

Both are public records published by the state. Dwellory's compilation of them is its own work.

2. What is read

The published extracts as the state issues them, in full, weekly. No sampling. Where a regional file overlaps a master file the master is used and the regional file is discarded, because summing them double counts.

3. ⛔ What is deliberately not read

Contact emails are present in the Virginia source on the great majority of association rows. They are withheld to a directory outside every deploy tree and appear nowhere on this site.

Individual licensee and certificate-holder rows are not published at row level in any jurisdiction. Counts, city concentrations and expiry cohorts are.

4. ⚠️ What is derived, and therefore weaker

Figures computed here rather than reported by the source are marked as derived. The following are computed by Dwellory rather than reported by the source.

5. What does not ship

A page per licensed individual is not built and will not be. It is both the near-duplicate shape that demotes a domain and the republication of a private person in a record they did not choose to appear in, and those two objections happen to forbid the same artifact.

6. Refresh and staleness

The registers are re-fetched weekly and this record was compiled 2026-09-05. Every figure on this site carries the date it was read. Nothing here is re-checked at page load.

7. ⛔ What this record is not

Not legal advice, and not a determination of anyone's standing. Dwellory records what the state registers say and when they said it. A licence status here is a reading of a public extract on a stated date, not a verification, and it must never be used to decide whether a person or firm may act.
